What polyurea actually is

Polyurea is a family of fast-reacting coatings made when an isocyanate meets a resin blend, and it cures far faster than epoxy. That is the whole family, not a single product, which is where most of the confusion on this term comes from. When a company sells you “polyurea,” they could mean two very different things.

At one end is pure polyurea, the original fast-set version. It was built for spray-applied jobs like truck bed liners and waterproofing, and it can gel in seconds. At the other end is polyaspartic, which is a type of polyurea, specifically an aliphatic polyurea, engineered to slow the reaction down enough to brush and roll and to hold its color in sunlight. Both are polyurea. Only one of them is realistic for a hand-applied garage floor.

So when a page pits “polyurea” against “polyaspartic,” it is comparing a family against one of its own members. That is the single most important thing to understand before you spend a dollar.

What polyurea costs

For a garage specifically, the rate card puts a coated floor at $6 to $8 per square foot on a sound slab. A two-car garage of 480 square feet lands between $2,880 and $3,840 before any slab problems. A slab with cracks adds 10 to 25 percent. A rough or previously coated slab adds 25 to 40 percent. Those are the percentages the prep drives; the dollar figures come off your specific bid, not off a page like this one.

Most people typing “polyurea floor coating” have just had a national garage franchise in the driveway pitching a “one day garage floor.” That pitch usually comes as a flat per-job price, not a per-square-foot number, quoted on the spot with a discount that expires the day they are standing there. Ask them to convert it to dollars per square foot so you can compare it to anything else. Polyurea vs polyaspartic

There is no meaningful “polyurea vs polyaspartic” fight, because polyaspartic is polyurea. The comparison that actually matters is pure polyurea against polyaspartic, and it comes down to two numbers: pot life and set time.

Pot life is the working time you have after mixing before the material starts to gel in the bucket and can no longer be applied cleanly. Pure polyurea has almost none. A fast-set pure polyurea like 3M Pro-Flex Polyurea Coating (TDS, 2011) permits light foot traffic within about 15 minutes, which tells you how little time the crew has to work it. That speed is why pure polyurea is a spray-and-move product, not something two people hand-roll across a garage.

Polyaspartic slows that reaction down on purpose. A hand-applied polyaspartic like the Florida Paints Flo-Spartic polyaspartic (data sheet, 2024) is formulated to be rolled and recoated in a normal work window, which is why it, and not pure polyurea, is what goes into a “one day” garage floor.

How long polyurea lasts

A properly installed polyurea or polyaspartic floor lasts well over a decade, and outdoors it ages better than epoxy because the aliphatic chemistry holds color instead of yellowing. Abrasion resistance, how the surface handles grit and traffic, is measured against ASTM D4060, and a good installer can tell you where their system lands on it rather than just calling it tough.

The failure mode is the part the franchise brochure leaves out. Polyurea floors rarely fail because the coating wore out. They fail at the bond, delaminating in sheets or lifting under hot tires, and almost every time the cause traces to the eight hours before the coating went down. A great coating over a bad grind fails the same way a cheap one does. Lifespan is set by prep and moisture, not by which member of the polyurea family you picked. Where polyurea loses, and when it is the wrong pick

This is the section the vendor pages skip, and it is the one that saves you money.

  • Moisture sensitivity. This is the big one. Polyurea and polyaspartic go down fast, which means a rushed crew can seal a coating over a slab that is still giving off water vapor, and the floor delaminates months later. The slab has to be tested, not eyeballed. ASTM F2170 measures relative humidity inside the slab with in-situ probes, and the Simiron data sheet above sets a 75 percent ceiling for its system, in line with that standard. A “one day” schedule does not remove this step. If anything it tempts a crew to skip it.
  • DIY difficulty. Polyurea is the system I steer homeowners away from for do-it-yourself. The chemistry uses isocyanates, so it needs real PPE and ventilation, and the short pot life leaves no room to fix a miss. Epoxy is far more forgiving for a first-timer.
  • Pure polyurea’s brutal pot life. If someone is genuinely proposing a pure polyurea rather than a polyaspartic, understand that it is a spray-applied, seconds-to-set product. In untrained hands it is unworkable. That is not a reason to fear the family. It is a reason to confirm which member of it you are buying.

After 25 years around floors, here is the plain version. Whether the label says polyurea or polyaspartic matters a lot less than whether the man holding the roller tested your slab and can beat a thirty-minute clock. Buy the crew and the prep, not the chemistry name on the bucket.

How to buy a one day garage floor without getting burned

“One day” is a claim about return to service, not about corners you get to cut. A real one-day polyurea system still needs the slab ground to profile and tested for moisture first. ICRI Guideline 310.2R-2013 defines the concrete surface profiles, CSP 1 to 9, that tell you whether a slab was actually prepared or just etched with acid and painted. Put these on the spec sheet and make the bid answer them in writing:

  • Is this pure polyurea or polyaspartic, and is there an epoxy base coat under it? You want the exact system named, not the family.

  • How is the slab prepped, and to what CSP? Diamond grinding or shot blasting, not an acid etch.
  • What was the moisture test, and what did it read? ASTM F2170 or a calcium chloride test, with a number.
  • What does “one day” mean for parking? Walk that day is normal. Ask the exact hour you can put a car back on it.
  • Warranty terms in writing, and what voids them.
