Almost every epoxy floor that peels was quoted right and prepped wrong. Prep runs roughly 60 percent of what you pay for a professional floor, diamond grinding to a CSP 2 to 3 profile is the only method I accept on a garage, and acid etching reaches CSP 1 at best, which is why most DIY floors peel. The coating is the easy part. What happens to the concrete first decides everything.

The short answer

Surface prep is the work of opening the concrete so the coating can bond to it, and it is the single biggest reason floors last or fail. I have ground more slabs than I care to remember, and the floors that came back on me were the ones where someone got talked out of the grind. Concrete straight from the trowel is sealed by a thin, weak layer of fine cement paste called laitance. Coat over that laitance and you have glued your epoxy to a surface that flakes off on its own.

There are three ways to remove that layer and roughen the slab: diamond grinding, shot blasting, and acid etching. Two cut real texture into the concrete. One barely scratches it. Reading the profile scale a good installer writes into the contract is how you avoid paying twice for the same floor.

The CSP scale: how the profile is actually measured

Concrete surface profile, or CSP, is the industry number for how rough a prepped slab is, running from CSP 1, nearly smooth, to CSP 9, heavily scarified. The scale comes from ICRI Guideline 310.2R (1), which pairs each number with a physical replica chip a contractor holds against your floor. Most thin-film epoxy and polyaspartic coatings want the slab opened to roughly CSP 2 to 3. Thicker builds and mortar systems want more.

A profile is a measurable target you can put in a contract and check on the day. ACI 503R (2), the concrete bonding guidance, is built on the same idea: adhesion depends on removing the weak surface layer and creating mechanical texture for the coating to key into. When an installer says the floor is “prepped,” the honest follow-up is one word: profile. If they cannot answer with a CSP number, they are guessing.

Diamond grinding: the method I trust on a garage

Diamond grinding is the method I accept on a garage, full stop. A diamond grinder is a walk-behind or handheld machine that spins metal-bonded discs studded with industrial diamonds, abrading the top layer off the slab and leaving an even, open texture. Run with the right segment, it takes concrete to CSP 1 through 3 in a controlled pass, strips old coatings and glue, and flattens minor high spots along the way.

The honest con is dust and control. Dry grinding throws a cloud of respirable crystalline silica, which is why OSHA 1926.1153 (3) requires dust controls, usually a HEPA vacuum shrouded to the grinder or wet grinding. A pro rig captures nearly all of it. A rented grinder in an untrained hand does not, and it leaves swirl marks and gouges if the operator dwells in one spot. Acid etching: why it reaches CSP 1 at best

Acid etching is a chemical wash, usually a diluted muriatic or phosphoric acid, that reacts with the cement paste and rinses away a thin skin of it. It is cheap, needs no machine, and is the method printed on the back of most hardware-store kits, which is exactly why so many of those floors fail. Etching reaches CSP 1 at best, a faint sandpaper texture, and often less if the acid is too weak, the dwell too short, or the rinse incomplete.

The honest problem is not just the shallow profile. Etching leaves the slab wet, it can leave acid residue behind if it is not neutralized and rinsed hard, and it does nothing to oil, sealer, or a previous coating, because the acid reacts with cement, not contamination. On a bare, clean, interior slab an etch beats nothing. On a garage that sees hot tires, it is the reason the floor lifts in the wheel tracks inside a couple of summers, the same peeling failure I see over and over. I do not accept an etch-only prep on a garage, and neither should you.

Shot blasting: for big slabs and heavy builds

Shot blasting is the third method, the one you meet on larger and commercial jobs. A shot blaster fires thousands of tiny steel balls at the concrete under an enclosed hood, then vacuums the shot and debris back up in the same pass. It leaves an aggressive, uniform texture, typically CSP 3 and up, and does it nearly dust-free because the blast chamber is sealed.

The honest con is fit. Shot blasting shines on open, flat expanses like warehouse floors and prepping for thick mortar or quartz systems, and it struggles at edges, in tight garages, and around obstacles, where a grinder still has to finish the perimeter. Degrease before you grind, not instead of it

Here is the rule that gets skipped: you degrease the slab before you grind it, not in place of grinding. A grinder does not vaporize oil. It smears an old drip into the fresh profile and drives the contamination down into the pores you just opened, and the coating then fisheyes or refuses to bond over that spot. So the order on a working garage is degrease with a concrete cleaner, let it dry, grind, then vacuum. Washing alone is not prep, but skipping the wash sabotages the prep that follows. A spot that keeps darkening back up is telling you the oil went deeper than the grind.

Prep is the whole job wearing a mask. Nobody photographs the grind, nobody brags about the profile, and it is 60 percent of what you paid for. Cut it, and you did not save money. You bought a floor with an expiration date.

The script for when the quote says “etch”

If a bid says the slab will be etched, or says nothing about prep at all, ask four things before you sign. What surface profile will you prep this floor to, in CSP numbers. Will you grind or shot blast, or are you acid etching. How will you handle the oil stains and the old coating at the door. And can you show me your dust control for the grind. An installer who grinds for a living answers all four without flinching. One who planned to etch and roll gets vague, quotes a flat prep price for a slab he has never seen, or tells you etching is “just as good.” It is not, and that vagueness is your evidence. Cross-check anyone on the verified installer directory, and if you hold a bid, have me check your quote before you commit.

What prep costs, and why I will not put a number on it

Prep is roughly 60 percent of the installed cost of a professional floor, which tells you how much floor you throw away when someone skips it to win a bid. What I will not do is hand you a per-square-foot prep price, because there is no honest one. Grinding cost swings with how much old coating and oil is on the slab, how flat it is, and how much edge work the room needs, and a contractor quoting a flat prep number sight unseen is guessing. The rate card carries installed system ranges, solid epoxy $3 to $7, flake $5 to $9, and polyaspartic $5 to $12 per square foot, and a garage runs $6 to $8 installed with prep already inside that number. Frequently asked questions

Do I need to grind the floor before epoxy? On a garage, yes. Grinding is the only method that reliably opens the slab to the CSP 2 to 3 profile a durable coating needs, and it is the prep step most correlated with a floor that lasts. Can you epoxy over sealed concrete? Not without opening it first. A sealer is the opposite of a profile: it fills the pores the coating needs to grip. Grind the sealer off, take the slab to a real CSP profile, then coat. Coating straight over a sealed slab is a guaranteed delamination, and no primer rescues it.

How much does concrete grinding cost? By mechanism, not a flat rate. Grinding price rides on the old coating, oil, flatness, and edge work in your specific room, so any number quoted before a contractor sees the slab is a guess. What is safe to say is that prep as a whole is roughly 60 percent of a professional floor’s installed cost, and a garage lands at $6 to $8 per square foot installed with proper prep included.
