Is Epoxy Waterproof?

A cured epoxy floor is waterproof from above. It seals the concrete and shrugs off spills, washdowns, and standing water. The catch is water from below: vapor rising up through the slab can blister and lift a coating no matter how waterproof the coating itself is. So epoxy waterproofs the surface, not the slab.

Is a cured epoxy floor waterproof?

Yes, from the top. A properly installed epoxy floor is a continuous, non-porous film with no grout lines or seams for water to get through, so spills, pet accidents, and a hose-down all bead up and wipe away. This is why epoxy is standard in commercial kitchens, breweries, and wash bays. For everything that lands on the surface, waterproof is fair.

So what is the catch?

Moisture that comes from underneath, not on top. Concrete is not waterproof, and a slab sitting on damp ground moves water upward as vapor. When that vapor reaches the underside of a sealed coating it has nowhere to go, so it builds pressure and lifts the coating in blisters. The coating being waterproof is exactly what traps the vapor. This is a slab problem, not a coating defect, and no product spec fixes it.

Which floors are at risk?

Below-grade and on-grade slabs, above all basements. A second-floor slab is rarely an issue. A basement or a ground-level garage without a vapor barrier under it is the classic case, which is why those get a moisture test before coating: ASTM F1869 measures vapor coming off the slab and ASTM F2170 reads its internal humidity. Does epoxy waterproof or just water-resist?

For surface water, it genuinely waterproofs rather than merely resists. The film is non-porous, so it does not soak up water the way bare or sealed-only concrete does. The honest qualifier is the one above: it waterproofs the top of the slab, and it can be undone from below if the slab is wet and untested.

What most people get wrong

They think “waterproof coating” means “waterproof floor.” It does not. The most confident buyers coat a damp basement because the product is waterproof, and that is precisely the floor that blisters, because the waterproofing seals the vapor in. Test the slab before you trust the label. On a dry slab, epoxy is genuinely waterproof. On a wet one, waterproof is the problem.

Does epoxy stop water coming up through concrete? No. It seals the top surface, but it does not stop vapor rising through the slab, and sealing a wet slab can make blistering worse. That is a mitigation-primer job, not a topcoat job.
